AS RECORDED, SUBJECT TO APPROVAL:

BARRIER ISLAND STATION KITTY HAWK
CONDOMINIUM ASSOCIATION, INC.
November 11, 2006

Proceeding to old and new business Julia Lee turned the meeting over to Bob Lane. Bob Lane stated that he had received two letters this year. One of the letters was a request to paint the leading edges of the steps with white strips, which has been scheduled for this fall. Bob announced, as he had briefly spoken earlier of, that we had started upgrading unit amenities last fall. The towels have been upgraded to heavier towels. Wireless internet is available anywhere in the resort. A new laundry facility was currently built at the far end of the 1700 building. We had out grown the old laundry area in the sports center.

16 rehabs have been completed this year and another 16 are planned to be completed this season. At this time we are on schedule with the 5 year rehab schedule. We changed the furniture to try and lighten it up. Changing bulbs to florescent bulbs where we can. Upgrading the lighting in the all places we can.

Discussion was held about the ongoing issue of not having enough labor force and not being able to get one with no affordable housing available in the area. Competition is harder with the large companies that have opened in area, such as the new Hilton. An owner commented how they were impressed with guest services.

Julia Lee pointed out that today's meeting was on Veterans Day. Ms. Lee asked for a moment of silence to honor our Veterans. She explained that one of our owners, a disabled veteran, was upset because of this year's owner meeting falling on Veterans Day. We do not want to be disrespectful to our Veterans and would like to thank them for what they have done for our country. Julia inquired if the owners would like to pick an alternate date for the occasion that the meeting falls on Veterans Day in the future. It was discussed and agreed upon that it would be decided at the annual meeting the year before 2012, in 2011.

With no other questions or comments, a motion was made to adjourn and seconded. The meeting was adjourned at 11:49 a.m.

Respectfully Submitted,

Julia P. Lee
